Renting

Housing Assistance Programs enable low-income residents to rent affordable, safe, decent housing. The department of Housing and Urban Development (HUD) provides Housing Authorities with federal funds to administer Housing  Assistance Programs locally.
 

The Grand Forks Housing Authority administers Section 8 Project-based and Tenant-based programs in Grand Forks County. The Housing Authority manages apartment communities in Grand Forks, and administers the Voucher Program enabling a family to select a rental unit. There is a waiting list and eligibility processes for all programs. To be eligible for participation an applicant must:

  • Be a family as defined by HUD and the GFHA

  • Have a gross annual income at or below the limits set by HUD

  • Provide proof of social security numbers of all household members

  • Be a US citizen or eligible immigrant

  • Provide photo IDs for all adults

  • Provide birth certificates for all minors

  • Meet eligibility and/or tenant selection criteria of GFHA

  • Meet certain criteria if an individual has a student enrolled in an institution of higher education.

 

    Income eligibility:

 

At least 75% of applicants admitted to the Housing Choice Voucher Program and 40% of tenants admitted to project-based assisted apartments within the fiscal year must have gross annual income at or below 30% of the median income. The remaining applicants admitted to either program may have gross annual income up to 80% of the area median income.  HUD sets these income limits as follows:

     Application Process:Grand Forks Housing Authority

 

An individual or family must complete a Request for Placement on the Housing Assistance Waiting List form and mail or bring it to the office. The request will be placed on the waiting list of each program checked on the request form. The length of the wait before an applicant is contacted fluctuates depending upon the date and time the request is received and the availability of apartments and vouchers.

A person with a disability may request reasonable accommodation so that he/she has equal and full access to the Housing Authority office, Housing Assistance Programs, and all services available. The request should be made in writing or you can contact the Housing Authority for assistance in writing the request.

 


Family's Share of the Rent:

 

The family's share of the rent is based on regulations established by HUD. Each family is required to pay a fair share toward their rent. The family's share is based on the greater of 30% of adjusted gross monthly income, 10% of unadjusted gross monthly income, or the minimum rent of $50.00.
